This project involved a two-lot, side-by-side townhouse subdivision in Spotswood, Victoria, where SilverPoint Building Designers & Planning Consultants provided town planning consultancy, building design input, and preparation of building tender documentation. 

The project was managed from the planning application stage through to an approved design and construction-ready documentation, with careful consideration given to zoning controls, ResCode requirements, neighbourhood character, access, parking, and amenity impacts. 

The outcome is a compliant and well-coordinated townhouse proposal that enables the client to confidently engage builders and progress toward construction.

Townhouse Development / Townhouse Development

This project involved town planning consultancy and building design input for a multi-townhouse residential development in suburban Melbourne, where the initial concept was prepared by the client.

SilverPoint Building Designers & Planning Consultants' role focused on reviewing, guiding, and refining the proposal from a planning and feasibility perspective to improve alignment with council controls, ResCode requirements, and neighbourhood character expectations. Strategic adjustments were made to setbacks, building form, site layout, and amenity considerations while retaining the client’s original design intent.

McKinnon / An Extension to existing Dwelling

Rear Unit Residential Extension 

This was a challenging site that required outside-the-box thinking, given its position as a unit located at the rear of the site and another dwelling. A number of design constraints needed to be carefully identified and resolved as part of the design process.

The client needed more space for their growing family, as well as a comfortable place for parents to stay when visiting from overseas. Working within the site's constraints, SilverPoint Building Designers & Planning Consultants found a solution that ticked all the boxes while meeting the necessary planning and building requirements.

The project was managed across all stages, Silverpoint Building Designers & Planning Consultants assisted their client from initial design through to builder selection and the obtaining Building Permits.

An Extension to existing Dwelling

Sommerville / Extension Project

Residential Extension- First Floor Addition & Ground Floor Hobby Spaces

This project involved expanding an existing dwelling for a retired couple seeking additional space customised to their individual lifestyle and needs. One needed a dedicated area for their passion for music, while the other wanted a functional, well-appointed space for arts and crafts pursuits.

The design response resulted in a first-floor extension above the existing dwelling, along with a new ground-floor addition to accommodate the hobby space.

The solution made effective use of the existing structure while delivering two distinct and purposeful areas that complemented the clients' day-to-day living, whilst respecting the existing Architectural style, Architectural character of the residence.

SilverPoint Building Designers & Planning Consultants managed the project from initial design stage through to builder selection and the obtaining of all required building permits and the sucessful completion of the extension.

Sandringham / Extension and Renovation

Residential Extension - First Floor Addition

This project involved a substantial residential extension for a family that had outgrown their existing home. With young children fast outgrowing their space and a growing household, additional space was essential to meet the family's long-term needs.

Having lived in their home for a while, having established themselves in the neighbourhood, and the children's schooling was paramount, selling and moving was not an option.

Due to site limitations at ground level, extending upward via a first-floor addition was identified as the most practical and effective solution. The decision was further supported by the property's location in an affluent suburb, where the investment was well justified by the surrounding property values and neighbourhood quality.

A key part of the design was making sure the new first floor felt like it always belonged there, matching the existing architectural style and character of the home rather than looking like something simply added on.

The outcome is a well-resolved extension that successfully addresses the family's need for more space while sitting comfortably within the architectural character of the existing home and its surroundings,  delivered by SilverPoint Building Designers & Planning Consultants.
